What a settlement statement should show

Every owner asks the same question each month: what came in, what went out, and what is left. Here's what a settlement statement in Qatar should show, and why the numbers only mean something once the cheques behind them have actually cleared.

The four numbers that matter

A settlement statement is the recurring moment that earns an owner's trust, or loses it. Done properly, it shows the rent received, the management fee, any deductions such as maintenance or vendor costs, and the net payout, laid out as separate lines rather than folded into one total. No owner should have to ask what happened to the gap between rent and payout. The statement should already answer that, in the same format, every month.

Built for Qatar, not translated into it

Every figure carries its QAR value alongside a home-currency equivalent, so an owner abroad isn't doing the conversion in their head. Qatar currently levies no VAT, so the statement states 0% plainly instead of importing a foreign VAT line that does not apply here. Statements are produced in English and Arabic, with the Arabic version binding where required, and the lease itself sits on Qatar's Law No. 4 of 2008 on Property Leasing. None of that is decoration; it is what makes the numbers usable for an owner managing a property from another country.

Cleared, not just invoiced

Because rent in Qatar runs on post-dated cheques, an invoiced amount and a received amount aren't always the same thing on any given day. A settlement should reflect what has actually cleared, not what was simply due, so a cheque still sitting in a drawer doesn't get counted as paid. Qalypso records and tracks that process from invoice to cleared cheque; it never holds, collects or moves the money itself.
