You do not need to know the jargon. Here is what each figure means, including yield, cap rate, cash-on-cash and DSCR, so nothing in the report is a mystery.
A year's rent as a share of the price, before any costs. The quickest, most optimistic read.
The return after running costs and vacancy, as a share of the price. The more realistic number, and the one investors compare.
What is left each month after running costs, and the mortgage payment if you add one.
Roughly how many years of cash flow it takes to earn back the cash you put in, if nothing changes. It does not assume the price goes up.
The share of the year the property must be rented just to cover its costs. Below it you lose money, above it you profit.
The share of the rent you actually collect that goes to running costs, before any mortgage. Lower means a leaner property.
Your yearly cash flow as a share of the cash you personally put in (down payment plus buying costs), not the full price. The return on your own money.
Debt-service coverage ratio: your net income after running costs, divided by the mortgage payments. Above 1 it covers the loan; lenders usually want 1.25 or more.
The share of the price the bank lends. The rest is your cash. A higher LTV means more leverage and a tighter DSCR.
