Official price index

Qatar's official property price index.

The Qatar Central Bank's Real Estate Price Index is the mix-adjusted, like-for-like measure of where prices are actually heading: the quality-adjusted complement to the transaction averages below.

Published monthly by the Qatar Central Bank, the index tracks price movements based on actual buy-and-sell transactions registered with the Ministry of Justice. It calculates average prices from recorded deals, classified by property type and location, and converts them into a single figure that reflects broader market trends. The Central Bank introduced the current monthly series in June 2021, which is the series shown here.

Market activity

Where the market has been heading.

Activity on this page comes from one source: the Ministry of Justice's own monthly bulletin. Its official totals put 2025 at about QAR 21.0B across 5,154 registered sale deals, and 2026 so far at QAR 10.7B across 2,644 deals through Jun 2026. These totals cover the full registry and are computed by the ministry itself, so they differ from the open-data price figures further down; the two series are never mixed.

Where the money moves

Trading value across Qatar.

Where property changed hands, by municipality, quarter by quarter. Doha, Al Rayyan and Al Daayen take the large majority of the value, but the split shifts noticeably between quarters. Switch quarters to watch the map redraw. The Ministry of Justice quarterly bulletins break out all eight municipalities, including Al Shahaniya that the monthly figures sometimes leave out.

The spread behind the average

Most deals are smaller than the average.

The average registered sale in 2025 was QAR 4.45M, yet 81% of deals were smaller than that. A thin tail of very large sales (1.6% above QAR 25M, up to hundreds of millions) pulls the average well above the typical deal. Switch years to see how the shape has shifted.

Qatar real estate, answered

The questions investors and owners ask.

Can foreigners buy property in Qatar?
Yes. Non-Qataris can own freehold in designated zones such as The Pearl, Lusail and West Bay Lagoon, with 99-year usufruct rights in many more areas. A property investment of about USD 200,000 (QAR 730,000) can qualify the buyer for renewable residency. This is indicative information, not legal advice.
What is the average property price in Qatar?
In 2025, registered whole-property sales in Doha averaged QAR 7,755 per m². Prime freehold apartments trade higher, with The Pearl at about QAR 12,820 per m² (registered sale prices, not asking prices).
What rental yields does Qatar real estate offer?
Gross rental yields in Qatar average about 5.2%, with prime freehold areas such as The Pearl and Lusail typically in the 4.5-6.5% range depending on the area (Global Property Guide, Q1 2026, asking-rent basis). These are cited market benchmarks: Qatar's registry publishes no rent data, so no yield here is computed from registered transactions.
How much do I need to invest for residency in Qatar?
About QAR 730,000 (USD 200,000) in property qualifies for renewable residency, and about QAR 3.65 million (USD 1 million) for permanent residency. Indicative only. Confirm with a licensed Qatari advisor.
Are property prices in Qatar rising?
The official price-direction benchmark is the Qatar Central Bank Real Estate Price Index, up 8.1% year-on-year as of June 2026 (qcb.gov.qa). Our own open transaction data measures registered activity and price levels by area, not a like-for-like price trend: total registered value reflects volume and the mix of what sold, not price per m².
Where does this Qatar real estate data come from, and how current is it?
One source per question. Market activity (monthly trading value and deal counts) is cited from the Ministry of Justice's own monthly bulletin, currently through Jun 2026. Price levels by area come from Qatar's official open-data portal, the Ministry of Justice real-estate registry (CC BY 4.0), and refresh automatically whenever the registry publishes; the latest published records run through 2025-12-31, and the source has not published newer records since. Price direction is the QCB Real Estate Price Index; yield benchmarks are cited from Global Property Guide.
Built on official data

Every figure here is sourced, dated and self-updating.

We don't guess. Price levels are computed from Qatar's official open-data portal under an open licence and refresh automatically whenever the registry publishes new records; market activity is cited from the Ministry of Justice's monthly bulletin; the index and yield benchmarks are cited from named sources and reviewed each quarter.

Latest published registry data is dated ; the source has not published newer records since. Average registered sale prices (not asking prices). A small share of records without a registration date is excluded.
