Size-matched: each bedroom count is compared against itself within a zone, then the zone takes the median of its own figures, across 27zone-and-bedroom groups of at least 50 listings on both the sale and rental side. Dividing a zone's overall rent by its overall sale price would compare different homes, because sale stock runs larger than rental stock.

By size

A studio costs 28% more per metre. It rents for 14% more.

Small homes are dearer per square metre to buy and to rent, but not by the same margin. A studio asks about 28% more per m² than a one-bed to buy, while its rent per m² is only about 14% higher. Above the studio, the sale market stops charging for size at all: one, two and three-bed asking prices per m² sit within a few percent of each other, which is inside the noise. Rents keep falling per m² with every bedroom added. The two markets price size differently, and that difference is what the yield range further up is measuring. Compare per-metre figures only within the same size class.

How do asking prices differ from registered sale prices?

An asking price is the seller's opening position; a registered price is what a buyer actually paid, recorded by Qatar's Ministry of Justice. Asking prices track registered prices closely enough to be a useful leading indicator, but they are a different population: part of the asking book is off-plan, and the same home is often listed by several brokers. Where does this asking-price data come from?

Qalypso measures asking prices weekly from homes publicly advertised for sale and rent across Qatar, covering about 95.1% of advertised sale listings, and each row links back to the listing it was observed on. Listings are de-duplicated for every count on this page (about one in five homes is advertised by more than one broker), filtered for implausible prices and sizes, and summarised only as medians with the sample size shown. Registered sale prices come from the Ministry of Justice and the wider market context from Qatar's open government data. Qalypso is independent: we have no commercial relationship with any broker, developer or listing platform, so we have nothing to make look better than it is.

As of 2026-07-30, about 10,264 sale listings are advertised across Qatar. After de-duplication, our measurement tracks 7,535 unique homes across 9,764 listings. 1,146 listings were new in the past week (850 unique homes after collapsing duplicate broker listings), and that figure includes re-lists, since more than half of delisted homes return under a new listing within days.

Which Qatar properties dropped in price this week?

In the week to 2026-07-30, 14 sale listings cut their asking price; the largest reduction was 12.5% in Porto Arabia. Asking prices move rarely in Qatar, so we publish reductions as a list of individual listings, never as a market percentage or trend.

Do smaller apartments in Qatar ask more per square metre?

A studio does: as of 2026-07-30 it asks a median QAR 17,475 per m² against QAR 13,611 for a one-bed, about 28% more per square metre. Its asking rent per m² is higher too, but by a smaller margin, so the purchase premium is roughly double the rental one and buying small does not by itself buy a better yield. Beyond the studio the effect disappears on the sale side: one, two and three-bedroom asking prices per m² sit within a few percent of each other, while rent per m² keeps falling as bedrooms are added.
